The arrival of fall here in Vail is celebrated by locals and guests alike! Chilly evenings and early dustings of snow up on the Gore Range give way to warm, sunny days highlighted by the changing aspen, encouraging all of us to get outside for those last few hikes, bikes and days on the river before the weather turns to winter. At the same time, we're already haunting our local ski shops, discussing "what's hot this year" in skis, boots and bindings. What a great time to be here in the mountains!

Our real estate market continues to do well, and year-to-date numbers are very solid. Almost all price points are very comparable with 2015 sales, with the exception of $5 million and above. Whether Vail, Aspen, Telluride or other resort areas, the upper end of the market is exhibiting softness at the moment. Yet even this niche is showing signs of life, with a number of notable properties now under contract. It will be interesting to see how things play out over the fall, as buyers are now making final purchase decisions in anticipation of the ski season ahead. Stay tuned for more!

Another beautiful fall season, an active real estate market, and a healthy, happy family are all reminders of why I am so grateful to live and work here in Vail. What a blessing it is to call this beautiful place "home", and to be able to share it with family and friends... something of which I never tire!
